Inventory Grows While Buyer Demand Remains Strong Across Charlotte

The national housing market continued to show steady improvement in June. Existing-home sales increased 3.2% from both the previous month and a year ago, reaching a seasonally adjusted annual rate of 4.17 million, the highest level since December 2025, according to NAR. Inventory also expanded to 1.55 million homes, representing a 4.5-month supply, while the national median existing-home price climbed to a record $429,300 for the month, up 1.3% year-over-year.

Across the Southeast, inventory continues to improve, giving buyers more choices and easing competition in many markets. While affordability remains a consideration, steady demand and a growing number of available homes are helping create a more balanced market for both buyers and sellers.

In the Charlotte region, these trends remain evident. New listings increased 3.0% to 5,683, while pending sales rose 8.7% to 4,201, reflecting continued buyer activity. Inventory grew 5.6% to 13,082 homes, and months of supply increased to 3.6. The median sales price rose 0.5% to $416,893, showing that home values continue to hold steady as supply expands.

Overall, Charlotte remains a healthy, balanced market. Buyers have more options than they did a year ago, while sellers who price strategically and present their homes well continue to see strong interest.
